High-rise work comes with building rules. Most associations want an approved scope, contractor paperwork on file, protected elevators and work within set hours, and many require a specific sound rating under hard flooring. We read the house rules before we schedule.
Older Honolulu houses often have surprises behind the walls and under the floors: uneven slabs, earlier additions, or plumbing that has been patched more than once. We open up what we need to during the visit so the written quote reflects what is really there.
